The land under a commercial building we're looking at was apparently agricultural at some point before construction. Want to check the record properly on Meebhoomi before we go further with this, but not sure what exactly I should be matching or looking out for given the building came up after the fact.
Pull the adangal and 1-B for the survey number and check the recorded owner against your seller and their documents. If it was converted from agricultural use for construction, ask the seller for whatever paperwork exists to support that, don't assume it's fine just because a building is standing there.
also get the EC through registration.ap.gov.in and read it carefully, remember an EC only shows what's actually been registered, it isn't a guarantee the title is otherwise clean
we had a similar case, the survey number split at some point and the online record was confusing until we visited the local office directly to clarify
