First time registering a shop purchase at Guntur sub-registrar — what should I expect

We've agreed on a small shop purchase and registration is scheduled for next week. Neither of us has been through this process before and the seller's side isn't being very forthcoming with details. What's the actual sequence of events on the day, and is there anything specific to keep ready that people only find out the hard way?

Have both parties present with original ID proofs, PAN, and photographs, along with witnesses. Documents get verified against the sale deed draft, biometrics are captured, and the market value gets checked against the applicable guideline value before the challan is finalised. The registered document isn't handed over instantly, it comes back after processing.

get your own EC before the date too, through registration.ap.gov.in, don't rely purely on whatever the seller hands you

also confirm the shop's occupancy certificate situation beforehand if it's a built unit in a complex, seen deals stall at the last minute over this
