How careful should I be checking a builder on rera.ap.gov.in before booking a commercial unit in Guntur

A builder in Guntur is offering a good deal on booking early for a commercial project that's still under construction. He's mentioned RERA registration but I haven't actually verified it myself yet. What exactly should I be matching when I look it up, and does registered status alone mean the project is safe to commit to?

Search the promoter's name in the registered projects list on rera.ap.gov.in and check the registration number, its validity, the uploaded plans, and the declared completion date against what he's telling you verbally. Also check whether the project actually shows as registered, not just that he's applied for it, those are different things.

registration makes the promise enforceable and public, it doesn't guarantee he finishes on time though, so don't treat it as a delivery guarantee, just as a baseline check

also compare the uploaded plans on the portal with what he's actually shown you in the brochure, we caught a mismatch in unit numbering once doing exactly this
