Checklist people actually used before closing a commercial deal in Guntur — what am I missing

Have gathered the sale deed draft, ID proofs and what the seller says is a clean EC. Feels thin compared to horror stories I've read online about deals falling apart over missing paperwork. What did others actually collect before closing that I might be overlooking here?

Get your own EC pulled fresh through registration.ap.gov.in rather than relying on the seller's copy. Also ask for the mother deed and link documents going back a reasonable stretch, not just the most recent sale deed.

if the property changed hands through a GPA at any point in its history, be extra careful, a GPA on its own isn't a substitute for a registered sale deed, trace what actually happened after that GPA was executed

occupancy certificate if it's a built property, property tax receipts to check nothing's outstanding, and identity proof cross check for the seller too, not just documents about the property

also don't skip checking if the layout or building itself has approval matching what's actually built, deviations from sanctioned plan cause issues later
