Registering an industrial shed purchase at Guntur SRO — seller is out of station, what's the process

The seller for an industrial shed we're buying lives outside the state and has said he'll send someone with a power of attorney to handle the registration instead of coming himself. Is this normal, and does it change anything about what happens at the sub-registrar office on the day?

GPA-based execution happens often enough, but remember a GPA itself is not a substitute for a registered sale deed, the sale deed being registered is what actually transfers title. Make sure the GPA is itself a registered document and check it covers this specific transaction, not something vague and general from years back.

ask for the GPA holder's ID and cross verify against what's mentioned in the GPA document itself, and confirm with the actual owner separately through a call before the date if you can, don't rely purely on the GPA holder's word

we did a deal like this, took a bit longer since we wanted the owner's written confirmation too, but worth the extra step
