Registering a vacant land purchase at Guntur sub-registrar — what should I carry, what happens there

This is just vacant agricultural-turned land, no structure on it, so I'm assuming the registration process is simpler than for a built property but I genuinely don't know. What's actually involved on the day for something this straightforward.

Not hugely different from a built property honestly — original documents, ID proofs, PAN, photographs of both parties and witnesses, biometrics on the day. Since it's vacant land, also make sure you actually walk the boundaries with the seller before the registration, matching what's on paper to what's physically there matters more when there's no structure to anchor the identity of the plot.

if it was converted from agricultural use at some point, carry whatever paperwork exists for that conversion too, don't assume it's automatically fine to register for your intended use without checking

agree on walking the boundaries, we had a case where the physical possession didn't quite match the paper extent and it only came up because we actually walked it with the seller present
