The extent the seller quoted verbally is slightly more than what's showing on the adangal record we pulled for the same survey number. Small enough difference that it could be rounding or old measurement, but I don't want to assume that without checking further.
Don't assume rounding, ask the seller directly for an explanation and if needed get the land physically re-measured before you finalize anything. The sale deed should reflect the extent as actually verified, not what was quoted verbally at the start.
also check the 1-B alongside the adangal, sometimes one gets updated before the other and the mismatch is just a records lag rather than an actual extent problem, but you still need to confirm which one it is
we had almost the exact same situation, got a surveyor out before signing, small differences are common enough but worth the one time cost to confirm rather than assume
good instinct not to just let it slide, extent disputes are a common enough source of trouble later
