How do people budget for stamp duty on land in Guntur when the guideline value itself feels outdated

Land in the area we're looking at has clearly moved in value going by what's actually being paid around us, but I have a feeling the official guideline value hasn't caught up yet. How does this actually affect what we'll be charged at registration, and is there a way to know the current figure rather than guessing based on what neighbours paid.

Charges get applied on whichever is higher between the guideline value and your agreed sale consideration, so even if the guideline value is genuinely lower than what land is actually trading at, that doesn't lower your cost if your agreed price is higher. Get the current guideline value for that specific survey number confirmed through the IGRS AP portal or directly at the SRO rather than estimating from what neighbours mentioned they paid.

worth asking the SRO if a revision is due or recently happened too, these do get updated periodically and old guideline figures floating around locally aren't always current
