Independent house on a busy Hyderabad road, seller says it's fine for commercial use — how do I confirm that, not just trust the road width?

Looking at an independent house on a fairly busy road, seller insists it's suitable for commercial use because the road is wide enough and other shops nearby operate similarly. That doesn't feel like actual proof to me. What should I be checking instead?

Road width and what neighbours are doing informally isn't proof of anything — plenty of areas have commercial activity running on land that's technically still classified residential, tolerated until it isn't. What actually matters is the land-use classification for that specific plot in the master plan, and whether the house's sanctioned building plan even permits commercial use on the ground floor. Get that checked with the planning authority rather than going by what's visibly happening on the street.
