Buying office space to lease out to a co-working operator — anyone done this in Hyderabad?

Considering a small office floor with the plan to lease it to a co-working brand rather than find my own tenant. Is this actually simpler in practice, or does leasing to an operator bring its own complications compared to a regular corporate tenant?

Co-working operators usually want a longer lock-in and sometimes a fit-out contribution from the owner, so check what you're committing to beyond just handing over the keys. On the plus side they handle the day-to-day tenant churn themselves, so you deal with one lease instead of many. Read the revenue-share versus fixed-rent clause carefully if that's the model they're offering, some of these deals aren't a flat rent at all.

Would still register the lease properly right? Heard some of these operator deals are done on plain agreements.

Yes, don't skip registration just because the counterparty is a brand name.
