Financial District commercial units — is the premium justified or are people just chasing the address?

Financial District commercial listings carry a clear premium over nearby stretches. Trying to figure out if that's actually earned by something concrete on the ground, or if it's mostly people paying for the name because of who else has an office there.

Some of it is earned — genuine large-occupier presence nearby means a steady pool of potential corporate tenants if you're renting out, which is worth something real. But some of it is definitely address premium, people wanting to say their unit is in Financial District when a comparable building a road or two over offers the same access and quality for less brand cachet. Before paying the premium, check what actual anchor tenants exist in your specific building or nearby, not just the locality name. Occupancy and maintenance standard tell you more than the pin code.

Will look at actual building occupancy rather than just the area's reputation.

Also check the OC and RERA status same as anywhere, a fancy address doesn't exempt anything.
