Careful with "commercial building for sale" listings on OLX and similar sites — my near-miss

Almost sent an advance for a small commercial building I found on a classifieds site, based purely on photos and a phone call. Something made me pause and check further before transferring anything, and I'm glad I did. Sharing this so others browsing these sites for commercial buildings don't skip the same steps I nearly skipped.

Classifieds listings are fine as a discovery channel, the mistake is treating the seller's word or forwarded photos as verification. Before any money changes hands, pull the EC yourself at registration.telangana.gov.in with the document number and year if you have it, or district/mandal/village and survey number if not. Insist on seeing the original documents in person or via a lawyer you've engaged, not the seller's chosen notary. If someone's pushing urgency to close before you've done any of this, that alone should slow you down, not speed you up.

Exactly what happened, there was constant pressure to confirm today before I'd even asked for the EC.

Also worth a plain reverse-image check on the listing photos, seen the same building photo reused across different listing names before.
