First time buying a shop, not a flat — is the process very different?

Bought a flat a few years back so I know that drill. Now looking at a small shop for the first time and not sure if the buying process — documents, registration, all of it — is fundamentally different for a commercial unit versus a residential flat.

Registration mechanics are the same — sale deed, stamp duty and registration at the sub-registrar, EC check before you pay. What's different is you'll also want the trade-license angle sorted, whether GHMC permits the trade you intend, the OC specifically for commercial use if it's within a mixed building, and if there's an existing tenant, their lease terms transfer or don't depending on how it's worded. Otherwise the paperwork discipline — EC for a good stretch of years, matching the chain of ownership — is identical to residential.
