Buying a ground-floor shop in Hyderabad — what actually matters besides the price tag?

Looking at a couple of ground-floor shops in a busy commercial stretch. Everyone's fixated on the asking price but I want to know what else decides whether this thing rents out easily and holds value — footfall, road width, parking, that kind of thing. Genuinely don't know what to weigh here since I've only ever bought a flat before.

Footfall and parking usually matter more than the number on the board. A shop that looks cheap on a road with no parking sits vacant longer than you'd expect. Also check whether the specific trade you or a future tenant want to run is even permitted there — GHMC has land-use categories and not every commercial-looking stretch allows every kind of trade, ask for the land use certificate rather than going by the shopfronts around it. And get the OC for the building, same as any commercial purchase — a shop without one is harder to resell or mortgage.

Corner shops with two-side visibility rent faster in my experience, worth the bit extra if it's genuinely a corner.

How do you even check parking availability formally, or is it just eyeballing the road?

Mostly eyeballing plus checking if the building has designated parking in the sanctioned plan — ask for that plan copy.
