What are people calling "commercial flats" — strata offices in IT buildings?

Seeing listings for commercial flats in the newer IT-adjacent buildings, basically individual office floors sold like apartments with their own registered share. Is this the same as what people mean by a strata-titled office unit, and does buying one work like buying a regular flat?

Yes, that's exactly what it is — a strata unit, your own registered share of the building with common areas maintained by an association, same structure as an apartment complex but zoned commercial. Buying process mirrors a flat: sale deed, EC, registration, plus you'd want the OC for the tower and to check maintenance and association charges specifically, commercial maintenance tends to run higher than residential because of things like backup power load and lift usage.

Good to know it's basically the same mechanics, was worried it'd be some different legal structure entirely.
