Comparing corridors for commercial investment — is it only about IT-corridor proximity?

Everyone points to the usual IT corridor stretch for commercial investment, but is proximity to IT parks really the only factor, or are there other corridors worth looking at that people overlook because they're not the obvious answer?

IT-corridor proximity drives footfall for cafes, F&B, services — anything that lives off employee traffic. But there are other commercial pockets that work off a completely different logic — arterial roads with heavy local traffic, or areas near large residential catchments where the tenant is a retail chain or a bank branch rather than an IT crowd business. Match the kind of tenant you expect to the corridor's actual traffic, don't just default to near-IT-park is always best. A grocery chain doesn't care about IT-park proximity, a cafe does.

Hadn't thought about matching corridor to tenant type, that reframes it for me.
