Browsing shop listings in a fairly tight budget bracket and a few of them look cheaper than everything else around them for no obvious reason. Before I even go see them, what should make me pause and treat a listing as a possible red flag rather than just a good find?
A price well below comparable listings nearby, with no clear explanation, no tenant, no visible defect, no pending matter disclosed upfront, is worth treating with suspicion rather than excitement. Ask directly why it's priced that way, and if the answer is vague, pull the EC yourself before you go any further, don't rely on whatever the broker forwards you. Also be wary if there's pressure to pay a token amount fast to lock the deal before you've seen any documents, that urgency is a pattern worth noticing on its own.
Will pull the EC myself before even scheduling a site visit on the cheaper ones.
Had one exactly like this turn out to have a family dispute nobody mentioned till I asked directly.
