What does "commercial house" even mean when brokers use it — ground floor shop plus house above?

Brokers keep using the term commercial house for a property with a shop on the ground floor and residential rooms above it, on a busier road in the old part of the city. Is that an actual defined category or just broker shorthand, and does it change anything about how I'd buy it?

It's broker shorthand, not a formal category — what you're actually buying is a building with mixed use, part commercial part residential. What matters is what the land-use classification actually permits for that plot, not what the current shopfront looks like. Ask for the property's use classification and match it against what's actually running there. Also worth checking whether the shop portion has its own trade-license history, separate from the residential part.
