Realistic to find a decent commercial shop for sale in Hyderabad within a tight budget, or am I only going to see junk listings?

Trying to keep the total outlay for a first commercial purchase within a fairly tight budget. Most listings that fit look either far from any real footfall or suspiciously vague on details. Is it realistic to find something genuinely usable at this budget, or should I expect to compromise heavily on location?

At a tighter budget you're mostly looking at outskirt localities or upcoming stretches rather than the established commercial belts, and often smaller shop sizes or upper floors instead of ground floor. That's not automatically bad, some of those areas genuinely developed well over time, but the diligence has to be sharper, not lighter, because listings at this end of the market are more likely to have incomplete paperwork or be sold in a hurry. Don't skip the EC or OC check just because the ticket size is small, the risk of a bad title doesn't shrink with the price.

That's useful, was assuming smaller budget meant lighter diligence too, good to be corrected.

Ground floor with real footfall at this budget is rare, upper floor with a smaller footprint is what I ended up with, and I'm fine with that trade-off.
