NRI here — what should I actually verify before buying commercial property in Hyderabad remotely?

Based abroad, family is scouting a commercial unit for me in Hyderabad. Can't fly down easily to inspect everything myself. What's the minimum I should insist on verifying remotely before I send any advance?

Doable remotely if you're disciplined about it. Pull the EC yourself online at registration.telangana.gov.in rather than trusting a forwarded copy — the document-number search works fine from anywhere. Get the OC and RERA registration, if applicable, checked independently on rera.telangana.gov.in, matching promoter name and registration number, not just what's in the brochure PDF someone sent you. For anything requiring physical presence, actually matching the sanctioned plan to what's built, use a lawyer you've engaged yourself, not one the seller or broker recommends. Insist on a video walkthrough on a call, not just photos.

Also don't sign any GPA in a hurry just because you're remote — a registered sale deed in your name is still what you want, a GPA isn't a substitute for that.

Good point on the GPA, family was actually suggesting that route for convenience.
