How do I check a Hyderabad commercial project is actually RERA registered before booking?

The developer's brochure shows a RERA number. How do I independently confirm it on the TS RERA site, and what should the registration actually tell me beyond just 'it exists'?

Go to rera.telangana.gov.in and look the project up in the registered projects list — don't just trust the number printed on the brochure. Match the promoter name, the project name, the registration validity date, and the plans and documents they've uploaded. Useful bits: the declared completion date, the land extent, and whether it's actually 'registered' versus merely 'applied'. Projects above the threshold have to be registered before they advertise or take money, so a missing or expired registration on something being actively sold is a real flag. Also check whether any complaints are listed against the promoter.

And check that the specific tower or phase you're buying is the one that's registered. Sometimes phase 1 is registered and they sell you an unregistered phase 2 on the same number.

Does RERA guarantee the project finishes on time?

No. It makes the promise enforceable and public, it doesn't insure delivery. Still worth having.
