Someone's selling an entire small commercial complex, several shops together — how different is due diligence?

A seller is offering an entire small commercial complex as a single package rather than unit by unit. Is the diligence meaningfully different from buying one shop, or is it just the same checklist repeated per unit?

Mostly the same checklist multiplied, but a few extra layers: check if the complex has a registered association or if it's entirely under one owner's name, that changes who's liable for common areas. Confirm the OC covers the complex as a whole and not just some units, and if any shops already have tenants, collect each lease separately rather than taking the seller's summary of rental income. Also verify the EC on the complex's underlying survey number, not just individual shop numbers, since sometimes the shop-wise registration hasn't happened cleanly.

And ask why they're selling the whole thing together — sometimes it's genuinely easier for them, sometimes it's because a couple of the units have problems they'd rather bundle away.

That's a fair point, hadn't considered the bundling-away angle.
