Small-ticket office space in Gachibowli/HITEC City — realistic for an individual, and what decides resale?

Not a fund, just an individual with a limited budget. Is buying a single small office unit in the Gachibowli-HITEC belt realistic, and what actually drives whether you can exit it later — the tenant, the builder, the location? Ground reality please, not a pitch.

Realistic, but it's a different game from buying a plot — you're really buying a tenant and a manager. What decides resale and rent: whether it's a grade-A managed building (maintenance, power backup, lifts that actually work), whether there's an existing corporate tenant on a decent registered lease, and the parking ratio. A cheap unit in a badly run building just sits empty. Within the belt, the building's management matters more than the exact spot, honestly.

Check the OC and the RERA registration here too, same diligence as residential. And read the maintenance and association terms carefully — commercial maintenance can be brutal.

An existing tenant with a registered lease made my exit easy. Vacant would have been hard.
