Looking at industrial plots around the Hyderabad outskirts — what actually matters beyond the location pin

Broker sent me three shortlists for industrial land, all described as "prime" and "highway facing" in the same three words. I don't have a manufacturing background, just trying to figure out what actually separates a usable plot from a problem one before I even get to negotiating. What do people here check first when they walk a site?

Road width and whether heavy vehicles can actually turn in without a permission fight, that's first for me. Second is power — sanctioned load on paper vs what the local substation can really give you, ask the discom office directly, don't take the seller's word.

Also check the land use classification isn't going to flip on you — some "industrial" plots are sitting in areas HMDA has been quietly nudging toward mixed use. Doesn't mean don't buy, just go in knowing.

water table and effluent discharge norms if it's anything process-heavy. Easy to forget until the pollution board comes asking.
