Broker keeps calling a plot "APIIC land" but APIIC hasn't existed in this form on the Telangana side for years now as far as I know. Is this just old habit talk, or is there something specific I should be asking the seller to produce that actually tells me who the allotting authority is today and whether the allotment transferred cleanly?
People still say APIIC out of habit, same way people still say Dharani for land records. Don't go by the name on the board — ask for the original allotment letter and possession certificate and write to the current industrial authority directly to confirm the file is in the seller's name, not a habit-word.
This. Also check if there's a lease-cum-sale condition attached — some of these old industrial allotments aren't outright freehold, resale needs the authority's no-objection first.
Good point on lease-cum-sale, hadn't thought of that angle. Will ask for the allotment terms in writing before going further.
