Old bungalow in Jubilee Hills - how much of the price is really the land vs the structure?

Looking at an old bungalow-type property where the structure is basically worthless to me, I'd tear it down. Trying to understand how buyers actually think about valuation in this situation, and whether the documentation I should focus on changes when the land is really the only thing that matters.

When the structure isn't the point, the mother deed and the full chain of link documents matter far more than anything about the building. Get the EC for the full history, not just the most recent sale, especially on older Jubilee Hills properties that have been in one family for decades and moved around informally in between.

Is there a point where checking further back stops being useful, or should I really trace it as far as it goes?

As far back as the documents let you reasonably go. If it dead-ends cleanly at a government grant or a very old registered deed, that's usually fine. The risk is gaps in the middle, not the age of the oldest document.

If you're planning to demolish and rebuild, also check GHMC's current building sanction rules for that specific road before you finalize anything. Some of these older plots were built under very different setback and height rules than what applies today.
