Beyond the EC — what documents should I insist on before buying an open plot in Hyderabad?

I know to check the EC now. But what's the full folder I should be collecting before I part with any money for an open plot? I keep seeing terms thrown around — link documents, mother deed, patta — and I'm not sure which of them actually matter.

Short version of what I collect: the current registered sale deed, the chain of prior deeds going back (the link documents / mother deed) so ownership is traceable, EC for the full period, the pattadar passbook or ROR for that survey number, the latest property tax receipt, and the sanctioned layout copy with LP number if it's a layout plot. If it's agri land converted to non-agri, the NALA conversion proof. Then get your own lawyer to actually read the chain — a broker's 'all clear' isn't diligence.

And match the owner's name spelling across every deed. Spelling changes across old deeds cause registration headaches later. Sort that out before, not after.

If they can't produce the link documents 'because it's old', treat that as a red flag, not an excuse.
