How to sanity-check what a broker quotes before even going to see the plot?

Every broker I call gives me a different number for basically the same stretch of road, sometimes for plots two doors apart. I get that corner vs interior and road width change things, but the gap feels too wide to just be that. Is there some baseline I can check myself before wasting a Sunday driving out there?

Guideline value on the registration site gives you a floor at least. Not the market rate, but it stops you getting laughed out of your own negotiation. You still have to physically check road width and whether the frontage is actually usable or half eaten up by a nala.

This is exactly why the same plot gets quoted differently to different people. One guy is including his own cut, another is quoting the owner's original ask, a third has stale info from months back. Always ask who they're actually representing before you take a number seriously.

Also worth checking if the venture even has an LP number matching HMDA's own layout records before you get emotionally invested in any rate. Doesn't matter what it's quoted at if the layout itself is shaky.
