Hard to get clarity on nala or lake buffer distance before buying near the back roads of Banjara Hills

Looking at a plot a bit off the main roads, closer to one of the smaller water bodies in the area. Heard a few stories about plots running into buffer zone trouble later even though nothing looked wrong on the site visit. Not sure where you're actually supposed to check this before committing.

Check with HMDA and the irrigation department directly for the full tank level and buffer status of whatever water body is nearby, don't rely on how far it looks on a site visit. These distances aren't always obvious just by standing there.

Is this something a lawyer would check as part of a normal title verification or do I need to specifically ask for it separately?

Specifically ask. A standard title check focuses on ownership chain, this is a separate physical and regulatory check most people forget to raise.

Know someone whose loan got stuck at the bank's own verification stage over exactly this. Bank flagged it even though the sale deed itself was clean. Worth checking before you're that far in.
