Every brochure I pick up says HMDA approved layout. The plot I'm looking at has an LP number printed on the board. How do I actually check that LP number is real and the layout is genuinely sanctioned, before I trust any of it?
The LP (Layout Permission) number is the thing to verify — don't go by the board on site. Check it against HMDA's approved layouts on the HMDA portal, and cross-check that the survey numbers in the layout match. Ask for the sanctioned layout plan copy and find your plot number on it. If they only have a DTCP number but the land falls inside HMDA limits, that mismatch is worth questioning. Also, in some HMDA layouts a share of plots stay mortgaged to the authority until the developer finishes the infra — make sure yours isn't one of those.
And confirm it's not sitting on the open space or road-affected portion. Seen people sold 'plots' that were earmarked open space in the sanctioned plan.
The LP number check saved me once. Board said approved, the number didn't exist anywhere.
