Seeing a lot of listings tagged as residential plots that, when I ask more questions, turn out to just be agricultural land somebody's hoping to convert eventually. Trying to understand if the label itself carries any legal weight or if I need to verify that myself regardless of what the ad says.
The listing description means nothing legally on its own. What actually proves it is the NALA conversion order for that specific parcel, ask the seller directly for that document rather than taking the word 'residential' at face value.
Makes sense, will ask for the conversion order specifically before I take any listing description seriously again.
Worth adding, even after NALA conversion the master plan's land-use zoning for that area still matters. The two aren't always perfectly in sync, so check both rather than assuming one covers the other.
