Was expecting buying in bulk to work out cheaper per unit, like most things, but the quotes I'm getting for larger parcels aren't behaving that way at all. Some are even higher per unit than small plots nearby. What am I not accounting for?
Bigger parcels are very often interior with no direct road frontage of their own, so whoever buys it eventually has to carve out internal roads and drainage before it's actually plot-worthy. That cost gets baked into what buyers are willing to pay per unit, even if the seller doesn't frame it that way.
That makes sense actually, hadn't thought about it that way.
Also the bigger the parcel the more likely it's passed down through multiple family members without a clean mutation trail. Cross-checking the pattadar passbook and EC gets a lot more involved once there are several khataholders instead of one clean owner.
