Is agri land near the city actually worth the trouble over a registered residential plot?

Someone's offering me agri land not too far out, priced like it's a bargain compared to residential plots nearby. I keep hearing that non-farmers can run into trouble holding agricultural land in Telangana, and that using it for anything other than farming needs a separate approval. How real is this concern?

It's a real question, not internet paranoia. There are restrictions in Telangana around non-agriculturists holding agricultural land, and it genuinely depends on your situation, so run it past a local lawyer before you sign anything, not after. Separately, if you ever want to build or use it for anything non-agri, that needs a NALA conversion order, the land staying agri on paper while someone quietly builds on it is exactly the kind of thing that comes back to bite the buyer.

Right, that's basically my worry. The broker keeps saying conversion is 'just paperwork, happens all the time' which makes me trust it less, not more.

I did buy agri land with a plan to convert later. It went through eventually but took a lot longer and a lot more patience than anyone selling the land will tell you upfront. Wouldn't buy assuming it'll be quick.
