There's a lot of buzz around Hyderabad Pharma City pulling land interest to the surrounding villages. Before I get caught up in the excitement, trying to figure out what the ground reality of infrastructure looks like today versus what's purely being priced in as hope.
A good chunk of the current quoting out there is pure anticipation, worth being honest with yourself about that going in. Road and water connectivity in a lot of the interior villages is still catching up, it's not there yet in the way brochures make it sound.
That tracks with what I was suspecting, appreciate the reality check.
Also check the land use classification in the master plan for the specific survey number rather than assuming the whole belt gets rezoned together. It doesn't move uniformly just because the pharma cluster nearby is developing.
Visited a couple of sites out there recently myself, some stretches are genuinely developing and others are still just fields with a signboard. Worth an actual visit rather than going off photos.
