Independent house plots in Banjara Hills - why does the asking swing so much street to street?

Looking at older independent house plots in Banjara Hills for a possible teardown-and-rebuild. Neighbouring roads are quoting very differently from each other and nobody's explanation is more than 'it's Banjara Hills so it's premium.' Wondering if there's an actual ground-level reason.

A lot of these older houses have unapproved additions on top of the original sanctioned plan. Doesn't matter how good the road is, GHMC deviations affect resale and financing regardless of locality prestige. Worth pulling the original sanctioned plan and comparing to what's actually built before you get attached to a number.

Some of those roads are also effectively one-way or narrower than they look on the map, changes how usable the frontage is for a fresh construction, not just the resale value of the existing house.

Didn't consider the one-way angle at all, will check that on the next visit.

Also pull the EC across the full chain, not just the last transaction. A lot of these properties have moved within the family across generations without proper mutation each time, and that catches up with you at registration.
