Booked a plot through a broker in Kokapet and he's pushing me to pay the advance this week. Everyone keeps saying "check the EC" but I've honestly never seen one. Where do I pull it from, and what am I looking for? I don't want to find a bank loan sitting on the plot after I've already paid. First time doing any of this, so go easy on me.
Pull it yourself, don't rely on the broker's copy. Go to registration.telangana.gov.in, Online Services, Encumbrance Search. If you have the document number and year that's the cleanest search, otherwise district/mandal/village plus the survey number. On screen it's free — you're reading the list of registered transactions on that survey number: sales, mortgages, gifts. Two things matter: the seller's name is actually the owner in the last transaction, and there's no mortgage or charge left uncancelled. For the signed PDF there's a small fee. And pull a decent stretch, 13-15 years, not just the last one.
Adding to this — EC only shows what got registered. Unregistered agreements, GPA arrangements, family disputes won't appear. So a clean EC is not the same as clean title. I still had my lawyer do a separate title scrutiny on top of it. Doing all this from the US was painful, needed a MeeSeva agent to help.
How far back is enough? Broker gave me only a 1 year EC.
1 year is useless for diligence. Ask for the full period since the layout was formed.
