Is co-owning a plot with 3-4 others actually safe, or a dispute waiting to happen?

A few of us want to pool money and buy one larger plot instead of four small ones. Tempting on price, but I keep imagining the fight when one person wants to sell and the others don't. Has anyone here actually done co-ownership on land, and how did you paper it so it doesn't blow up later?

Co-ownership is legal and common — the trick is that the registered deed names all co-owners with their defined shares, not a vague 'joint'. What saves you later is a written agreement among the owners about exit: right of first refusal to the others before selling to an outsider, how you value a share, who pays the taxes. Without that, one owner selling an undivided share to a stranger is the classic mess. And every co-owner sits in the records, so all of them must sign at the time of sale.

Honestly for a small group I'd rather each person hold a clearly demarcated sub-plot with its own patta than an undivided share. Cleaner exit. Undivided share is cheaper to buy but harder to leave.

Whatever you choose, get it registered, not a notarised 'understanding' on stamp paper.
