Buying a shop for rental income - what matters besides footfall?

Looking at a small commercial shop on a main road as a rental investment. Everyone tells me footfall is king but I feel like I'm missing the boring stuff that actually causes trouble later. What should I be checking beyond location and visible traffic?

Corner unit vs mid-row matters for signage rights and access. Also trade license doesn't just carry over from the previous tenant, whoever runs a business there needs a fresh GHMC application in their own name. And check the parking clause in the layout, commercial units without dedicated parking are a headache for future tenants too.

Check property tax records match the seller's name properly. If mutation was never done after the last sale you inherit that mess, and it slows down any resale you try later.

When you say mutation, is that separate from registration or does registering it automatically update the tax records too?

Separate step. Registration is the sale deed getting recorded, mutation is the local body updating its own tax rolls to your name. People skip it because nothing forces them to immediately, then it becomes a problem for whoever buys from them next.
