List of documents I actually need in hand before closing a commercial purchase in Karimnagar

Trying to make sure I'm not missing anything obvious before the final round of talks with the seller. First commercial purchase for me, earlier I only registered a small residential plot years back and even that my father mostly handled.

Mother deed and the full chain of link documents as far back as you can get, a current EC (order it well in advance, the signed PDF version takes a bit of time), latest property tax paid receipts, and if there's a building, the sanctioned plan plus occupancy certificate. No OC means deviations or pending completion formalities left open, and that comes back to bite you at resale or if you ever need a loan against it.

Also re-check the encumbrance certificate closer to the actual registration date, not just once at the start, in case something got entered in between.

Does a GPA based sale need anything extra on top of this list? Seller mentioned a GPA holder is involved somewhere in the chain.

That's actually what's holding us up right now too - trying to work out whether we should insist on a registered sale deed instead of relying on the GPA route. Still figuring it out.
