Want to know the actual sequence at the SRO - documents in hand, what they check first, the biometric part, how long we're actually sitting there.
Photographs and biometric of both parties, ID proof, PAN if the value crosses the threshold, then the deed gets read out, then presentation, then the sub-registrar cross-checks the stamp duty already paid against the declared value, EC gets pulled to check there's no pending mortgage before it's finalized. Bring an extra set of photocopies, the office copier is never reliably working on the day. If there's any query on the document expect half the morning gone.
Also carry your Aadhaar linked mobile, most SROs have moved to OTP based e-KYC, if the number isn't updated they'll send you back to fix it first.
Did they ask for the building plan sanction for your shop or treat it as plain sale of built up space? Ours took two sittings because they also wanted the latest property tax paid receipt.
Update - went fine in the end, EC was clean. They did want the latest property tax receipt like Mahesh said, good thing I carried it just in case.
