Plot was agricultural a few years back per the seller, got converted, now there's a small commercial building on it. Broker keeps saying check Dharani but I read that's been replaced. What exactly should I be pulling up to trace this land's history before we go further.
It's Bhu Bharati now, not Dharani, the migration happened as part of the new ROR Act in 2025 and old Dharani records were carried over. Pull up the ROR-1B for the survey number, that shows pattadar name history for the agricultural phase, then cross check with the encumbrance certificate on registration.telangana.gov.in for anything registered after the conversion.
Matches what our lawyer told us last month too, people still call it Dharani out of habit.
One thing though - the Bhu Bharati record only tells you about the land parcel side, it won't show the building plan approval or confirm the conversion order itself is genuine. Ask the seller for that proceedings copy separately.
