We're close to finalizing a shed that's been used for storage for some years. Seller has handed over a few papers already but I want a proper checklist before we commit any advance.
Mother deed plus the full link document chain, current encumbrance certificate, property tax receipts up to date, and specifically for a shed like this - the original land use/conversion proceedings if it was ever agricultural, plus whatever approval exists for the structure itself. No point relying only on a sale agreement without these behind it.
Also ask for the previous owner's original registered document, not a photocopy of a photocopy, we got handed a poor scan once and it delayed our own registration.
Did you check if there's any pending loan against the shed itself as security? Should show up in the EC but worth asking the seller directly too.
Good call, adding that to our list, hadn't thought to ask directly on top of the EC check.
