A small developer is building a cluster of sheds for sale near Karimnagar, calls it an industrial park, plots not fully built yet. Not sure if this even falls under RERA the way an apartment project would, but want to check properly either way.
Whether it needs registration depends on the specifics of the development, but regardless of what they claim just search the promoter name on rera.telangana.gov.in and see if anything actually comes up under the registered projects list. Check the reg number and validity if it does, and check the uploaded plans against what's on ground.
If nothing comes up under that promoter name at all, ask them directly why, don't assume it's just an oversight.
Even a registered project only makes the promoter's promise enforceable and public, it isn't a guarantee they'll deliver on the declared date. Go inspect the actual construction progress yourself too.
