Working out stamp duty for a plain land registration near Karimnagar without just guessing

Land here doesn't have a building on it so I assumed the duty calculation would be simpler than a house, but the numbers people are quoting me are all over the place. Want to actually understand where to get a reliable figure.

Land or building, the principle is the same - duty is charged on whichever is higher between your sale consideration and the government guideline value for that specific survey number/village. Check the current guideline value on the IGRS Telangana portal first, that's your starting point, then confirm the exact duty rate applicable with the SRO before you fix your budget, don't go by neighbours' old registrations since rates and values both get revised.

This, and note guideline value can differ even between adjoining survey numbers depending on road access, don't assume a nearby plot's value applies to yours.

Is the guideline value lookup free on that portal or does it charge something to view it?
