Confirming a land parcel's actual owner before paying any advance near Karimnagar

Broker has shown us a plot and named a seller, but going straight by what he tells us feels risky given the money involved. What's the right way to independently check who's actually recorded as the owner before we go further.

Pull the ROR-1B and pattadar passbook details for that survey number on Bhu Bharati, bhubharati.telangana.gov.in - shows the current recorded pattadar, cross check the name matches who the broker says is selling. Then separately run an encumbrance search on registration.telangana.gov.in for that survey number, though a clean EC is not the same thing as clean title, so if anything looks odd get it looked at properly.

Check the name spelling matches exactly too, we found a small mismatch that turned out to be a data entry issue from the old Dharani migration, took some running around to get corrected.

Same thing happened with a relative of ours after the migration, spelling error carried over. Worth flagging early rather than at registration.
