Been shown a commercial property near Khammam where the current holder only has a GPA and an agreement of sale from years back, no registered sale deed in his own name. The broker is pushing this as normal and says registration can happen 'later' after I pay. Something about this doesn't sit right, wanted to check before I lose money.
Big red flag. A GPA is not a substitute for a registered sale deed, walk away or insist the current holder gets it registered in his name first before you pay anything.
Saw this exact pattern near Khammam a couple years back, buyer paid advance, GPA holder disappeared, title never actually transferred to the buyer, took forever to sort out legally.
Ask for the EC in that holder's name too, if he's never registered it in his name the EC chain will show that gap clearly.
Agree with everyone, this is the classic setup. Don't be pressured by 'later', get a proper registered chain or don't proceed.
Reported something similar to police once when a broker tried this on a relative's deal, at minimum get an advocate to check the chain of documents before any payment changes hands.
