Looking at a small commercial plot on the highway side near Khammam and the owner keeps saying records are on Dharani. I've been out of TS real estate for a couple of years so not sure if that's even current anymore. What should I actually be pulling up online before I go meet him with an advance amount in mind?
Dharani was replaced by Bhu Bharati in 2025, old records got migrated over, so ask him for the ROR-1B or ask to see his own pattadar passbook login instead of taking his word.
Also pull the EC separately from registration.telangana.gov.in, Bhu Bharati is for the land record side, EC is for encumbrance history, they're not the same check and people mix them up.
Remember a clean EC only means clean registered transactions, doesn't rule out disputes that never got registered. Worth asking around locally too.
for commercial specifically also check if it's inside any layout that needed separate approval, ask for that paperwork too not just the sale deed chain.
