Finalizing a small industrial plot purchase near Khammam and want to make sure I'm not missing anything important beyond just the sale deed. The seller has given me a folder of papers but I don't know which of them actually matter for verification. What should genuinely be on my checklist?
Mother deed and full link documents going back as far as you can get are the base, then EC covering that whole period, and the pattadar passbook or ROR-1B copy for current status.
If it was ever agricultural land, ask specifically for the NALA or non-agricultural conversion order too, don't assume the plotted status alone proves it.
Also worth getting the tax receipts for the property, not proof of title but it shows continuity and can flag disputes if payments stopped somewhere.
