Considering an industrial plot near Khammam that was apparently agricultural land converted a while back. The seller has shown some conversion paper but I have no way to independently verify it's genuine. What should I be checking online or offline before I commit any advance?
For the conversion order itself go check with the RDO or tahsildar office where the land falls, don't just take the photocopy at face value, ask them to confirm it's on record.
Also pull ROR-1B from Bhu Bharati for current classification, if it's still showing agricultural despite the conversion claim that's a mismatch worth asking hard questions about.
Get the EC too for the full chain, want to see it was actually registered as non-agricultural in past transactions, not just one paper the seller is holding.
