New to checking land records online, someone told me Bhu Bharati shows everything I need for a parcel near Khammam I'm interested in. Want to know from people who've actually used it whether it's enough on its own or if I need to combine it with other sources before trusting a parcel's history.
Bhu Bharati is good for current ownership, classification, ROR-1B and pattadar passbook status, but it doesn't replace the EC for encumbrance history, those are two separate checks.
Also remember it took over from Dharani in 2025 and old records got migrated, if something looks off compared to what you remember from Dharani ask at the mandal office rather than assuming an error.
Agree, use both together. Also worth walking the actual boundary with the survey number in hand, records can be clean on paper and still have a boundary dispute on ground.
One thing people miss, get the EC by document number and year if you have it, it's a cleaner search than going by survey number and mandal, fewer mismatches that way.
